NEW CONSTRUCTION DESIGN PROCESS
FOUR PHASES
1) DESIGN MEETING ONE: CLIENTS SHARE IDEAS WITH DESIGNER AND DESIGNER CREATES INITIAL CONCEPT. DESIGNER SHALL PREPARE A BASIC FLOOR PLAN(S) AND 2-3D VIEWS ONE SHOWING THE FRONT AND LEFT SIDES WITH ROOF DESIGN, THE SECOND SHOWING THE REAR AND RIGHT SIDE WITH ROOF DESIGN OF THE PROPOSED DESIGN FOR APPROVAL BY THE CLIENT. THESE PRELIMINARY DRAWINGS SERVE AS A VEHICLE TO ACHIEVING EXACTLY WHAT THE CLIENT IS LOOKING FOR AND MAYBE CHANGED AS MANY TIMES AS NECESSARY AS LONG AS A STEADY FLOW OF PROGRESS TOWARD THE END RESULT IS BEING ACCOMPLISHED.
2) DESIGN MEETING TWO: CLIENTS CRITIQUE, CORRECT AND REVISE INITIAL CONCEPT AND DESIGNER CREATES PHASE TWO DESIGN.
3) DESIGN MEETING THREE: CLIENTS CRITIQUE, CORRECT AND REVISE PHASE TWO DESIGN AND DESIGNER CREATES FINAL DESIGN.
4) DESIGN MEETING FOUR: CLIENTS MAKE CORRECTIONS ON FINAL DESIGN AND APPROVE WITH SIGNATURE (CORRECTIONS ALLOWED TO FINAL DESIGN ARE MINOR COSMETIC CHANGES TO INTERIOR AND EXTERIOR). DESIGNER PREPARES FINAL DRAWINGS. ALLOWED CLIENT RESPONSE TIME FOR EACH PHASE IS TWO WEEKS. AFTER PAYMENT OF FEES BY CLIENT AS PROVIDED HEREAFTER, BUILDING DESIGNER WILL PROVIDE WORKING DRAWINGS AND SPECIFICATIONS FORMS CONSISTING OF THE FOLLOWING.
A. SINGLE 3D VIEW OF FRONT AND SIDE HAVING THE MOST DETAIL.
B. FLOOR PLAN(S)
C. EXTERIOR ELEVATIONS.
D. CONSTRUCTION DETAILS.
E. SCHEDULES: DOOR, WINDOW AND ROOM FINSH
F. SITE PLAN WITH PROPOSED DRIVEWAY AND RELATED IMPROVEMENTS
G. MECHANICAL PLAN(S): PLUMBING & HVAC (RESIDENTIAL TYPE) NO ENGINEERING WORK PERFORMED, THE PLANS WILL SHOW GENERAL LOCATIONS OF FIXTURES AND RETURNS. ALL LOADS AND RELATED WORK SHALL BE CALCULATED BY THE PLUMBING & HVAC CONTRACTORS.
H. ELECTRICAL PLAN(S): (RESIDENTIAL TYPE) NO ENGINEERING WORK PERFORMED, THE PLANS WILL SHOW GENERAL LOCATIONS OF ALL FIXTURES, DEVICES AND PANELS. ALL LOADS SHALL BE CALCULATED BY ELECTRICAL CONTRACTOR.

J. BUILDING SPECIFICATION FORMS TO BE FILLED OUT BY CLIENT AND BUILDING CONTRACTOR.
COST
1) DESIGNS AND DRAWINGS FOR NEW CONSTRUCTION IN MOST CASES ON SINGLE LEVEL IS $1 PER SQ. FT. OF FINISHED OR POTENTIAL LIVING SPACE ($2000.00 MIN.) ATTACHED PORCHES, GARAGE OR STORAGE SPACE IS $.50 PER SQ.FT.
2) COMPLEX PLANS WITH MULTI-LEVELS, ANGLES, OR UNCONVENTIONAL DESIGN WILL BE $1.25 TO 2.00 SQ. FT. SHOP OR BASEMENT SPACE COULD BE DEPENDING ON CIRCUMSTANCES.
2) ENGINEERING IS COST PLUS 25%. PRESCRIPTIVE ENGINEERING IS INCLUDED IN $1 PER SQ. FT. SEE ENGINEERING PAGE FOR DEFINITION OF "PRESCRIPTIVE."
3) PLOT PLAN IS $350
4) COSTS FOR OTHER SERVICES, SUCH AS TERRAIN GENERATION, MUST BE QUOTED. CONTACT US FOR MORE DETAILS.
PAYMENT SCHEDULE
A. NON-REFUNDABLE RETAINER TO BEGIN WORK, 33.3% OR MINIMUM $1000.00:
B. UPON ACCEPTANCE OF DESIGN, 66.6% OF ESTIMATED FINAL DESIGN SERVICE COST.
C. UPON COMPLETION OF CONSTRUCTION DOCUMENTS, 100%
D. OR ON A TIME AND EXPENSE METHOD: ($60.00 PER HOUR PLUS EXPENSES).
INFORMATION NEEDED FOR PHASE ONE
1) COPIES OF FLOOR PLANS, ELEVATIONS, CLIPPINGS, PHOTOS OR SKETCHES THAT CONTRIBUTE TO INTERIOR AND EXTERIOR DESIGN CONCEPT.
2) ALL SITE INFORMATION, SUCH AS LEGAL DESCRIPTION, ZONING AND CODES, COVENANTS & RESTRICTION'S. SURVEY WITH COORDINATES AND TOPOGRAPHY IF NECESSARY AND AVAILABLE.
3) BUILDING ENVELOPE INFORMATION, WHICH INCLUDES DESIRED PLACEMENT ON LOT AND SETBACKS FROM PROPERTY LINE.
